Southlake Real Estate Market Update September 2017

Real estate activity for the Dallas/Fort Worth area has been hot hot hot for the past 4 years! Home prices are rising all over the metroplex as noted here; averages are great, but it’s ideal to focus on specific communities.

Southlake, Texas * Real Estate Activity for September 2017 vs. September 2016

  • 45 homes sold in September 2017 in Southlake, Texas.  This is 3 more than the 42 homes that closed in September 2016
  • The average sale price for the homes that closed in September 2016 was $696,627.
  • The average sale price for the homes that closed in September 2017 was $828,774.
  • The average market time (aka Days on Market) for the homes that closed in September 2016 was 76 days.
  • The average market time (aka Days on Market) for the homes that closed in September 2017 was 48 days.
  • The total amount of volume for the homes that closed in September 2016 was $29,258,334.
  • The total amount of volume for the homes that closed in September 2017 was $37,294,830.

Homes Under Contract For September 2017

There were a total of 56 homes under contract or sale pending through September 31, 2017.  The average market time for these homes was 135 days.  The average list price for the homes under contract was $900,970.

Current Southlake Texas Homes For Sale Inventory Levels

There are currently 100 homes on the market in Southlake Texas.  The average list price is $751,500.  The average market time for these homes is 85 days.  The market absorption rate as of September 31, 2017, was 3.3.  This means that if no other homes came on the market in Southlake, it would take a little over 2.2 months to deplete the remaining homes on the market. Wednesday, October 11 – Carroll Homecoming Carnival, Parade & Pep Rally

The Student Councils at Carroll High School and Carroll Senior High School are teaming up to host the Carroll homecoming parade, carnival and pep rally in Southlake Town Square on Wednesday, October 11. The carnival will be held from 4:30-6:30 p.m., the parade will begin at 6:30 p.m., and the pep rally will begin immediately following the completion of the parade.

Sunday, October 15 – Zack King, Sound of Texas

Ongoing – Hide, Seek, Rock

A twist on the game of hide-and-seek has spread throughout the City of Southlake.
