Southlake, Texas * Real Estate Activity For April 2017 vs. April 2016

46 homes sold in April 2017 in Southlake, Texas.  This is 15 fewer than the 61 homes that closed in April 2016.

  • The average sale price for the homes that closed in April 2016 was $779,304.
  • The average sale price for the homes that closed in April 2017 was $904,892.
  • The average market time (aka Days on Market) for the homes that closed in April 2016 was 43 days.
  • The average market time (aka Days on Market) for the homes that closed in April 2017 was 80 days.
  • The total amount of volume for the homes that closed in April 2016 was $47,537,544
  • The total amount of volume for the homes that closed in April 2017 was $41,625,032.

Homes Under Contract For April 2017

There were a total of 105 homes under contract or sale pending through April 30, 2017.  The average market time for these homes was 89 days.  The average list price for the homes under contract was $851,712.

Current Southlake Texas Homes For Sale Inventory Levels

There are currently 181 homes on the market in Southlake Texas.  The average list price is $1,130,744.  The average market time for these homes is 94 days.  The market absorption rate as of April 30, 2017, was 3.9.  This means that if no other homes came on the market in Southlake, it would take a little under 4  months to deplete the remaining homes on the market. This is considered an “buyer’s” market.

Arts Council Northeast and the City of Southlake are pleased to present Derek Anthony for a FREE family friendly concert featuring new Country Music. Don’t forget to bring your lawn chair or blanket. Derek can best be described as a contemporary country style with some traditional taste of country music embedded into his sound and feel. Derek’s live performances are high energy with extensive crowd interaction. His band “The D-Train Band” is one of the strongest bands in the country genre – a must see.
