It would appear that we are through with winter already in 2016, despite the groundhog seeing his proverbial shadow early in February. With an extra day, and an extra bit of confidence, February 2016 sales in Flower Mound were up 17% in units & 6.5% in average sales price. Wow.
Currently, there are 195 properties available for sale, with an average sales price of almost $850,000!! There are 143 properties currently in some stage of Pending contract. And, in February 76 homes sold in Flower Mound with an average sales price of $417,325. The average days on market were 60, but this does not tell the whole story. First of all, factoring in 60 days on the market would be in December & January, which are historically low market months. The median Days on Market, which tells a story closer to the truth is 29.
Because we’re going in to the spring selling season with 2.5 month supply of inventory, this suggests another year where houses that are in good shape and priced right will sell the first weekend.
So… what does this mean to you? Regardless of who you voted for in Super Tuesday, we can all vote our community of Flower Mound as being a great place to live. If you’re considering selling your home any time soon, now is the time to determine its value and the best time for you to make your move. You’ll also want to know what you should do now, if you’re thinking of selling in 2016.
